  1. The preapproval

    It's the letter from the bank saying how much they will lend you. It goes first because it changes everything else: what you look at, which areas are in, and whether your offer gets taken seriously.

  2. The search

    You tell me the area, the budget and how many are living there. I call you about a place before the showings pile up — and I'll also tell you which one isn't worth the drive.

  3. The offer

    Price, contingencies and dates. An offer is more than a number: I explain what every line means before you sign anything.

  4. The inspection

    An inspector walks the house and comes back with a list. Something almost always turns up, and that isn't bad news — it's what repairs or price get negotiated with.

  5. The closing

    Appraisal, bank paperwork, the final walkthrough and signatures. That day you leave with the keys in your hand and the photo at the door.
